Prospect welcomes multi-million dollar dining destination to Churchill Road

Published 24th October 2025

City of Prospect is proud to welcome Modachau, an exciting new dining destination to the thriving Churchill Road precinct, marking another major step in Prospect’s evolution as a complete and vibrant city.

The arrival of this family-led, multi-million-dollar hospitality development is a powerful sign of confidence in Prospect’s future and a reflection of the city’s coordinated approach to growth, where private investment, council planning, and state infrastructure come together to create a thriving, connected community.

Mayor of City of Prospect Matt Larwood said the extraordinary hospitality investment and Modachau’s arrival was further proof that Prospect’s long-term vision is being realised.

“Prospect is thriving due to broad, coordinated investment and this project shows that our city is now recognised as a complete, vibrant destination, not just a main street,” he said.

“For years, we’ve worked to expand Prospect’s reputation beyond Prospect Road. Developments like Modachau on Churchill Road show that strategy is paying off, with high-quality projects, low vacancy rates, and a strong sense of confidence in our city’s future.”

“The Nguyen family’s passion and creativity will bring new energy to Churchill Road, strengthening Prospect’s reputation as one of Adelaide’s most diverse and dynamic food destinations.”

The project, Modachau, is the brainchild of hospitality siblings Thy Nguyen, Toan Nguyen and Phong Nguyen, the family behind much-loved venues including Ong Vietnamese Kitchen in the Adelaide CBD’s East End, Lemongrass on Rundle Street, and Noi Vietnamese Eatery at Fullarton.

Set on the site of the former Rose Garden Restaurant, Modachau holds a special place in the hearts of the Nguyen family.

Youngest sibling, Thy Nguyen is already a hospitality powerhouse with venues like Shibui Dessert Bar, Shmochi by Shibui and Devour Cafe already established in her portfolio of brands.

“This is more than a restaurant to our family, it’s a family project. I could not be prouder of the way our whole family is working together to bring this wonderful vision to life.

“We’re building something completely unique to Adelaide, and to Churchill Road in particular. It’s a love letter to our family’s history and our community’s future,” Ms Nguyen said.

The addition of Modachau builds on Prospect’s already rich culinary identity, joining local favourites such as Rosemont Hall, Anchovy Bandit, Muratti Cakes & Gateaux, Frankly Bagels, The Cannoli Box Co, and ‘ino Paninoteca, alongside community staples like Little Café on Churchill and the Sunshine Snack Bar.

Construction is now underway, with the new venue expected to open in 2026.
