A bold transformation for the next stage of Prospect Lifestyle Precinct

Published 3rd March 2026

At the heart of this vision is the revitalisation of the Prospect Lifestyle Precinct – an opportunity to deliver a vibrant, integrated mixed-use destination that strengthens Prospect’s reputation as one of South Australia’s most liveable and connected communities.

“The Prospect Lifestyle Precinct represents a once-in-a-generation opportunity to shape the future of our city. We’re creating a place where community, health, sport, and local business come together in a way that honours our history, builds on our values and delivers for Prospect residents.” - Mayor Matt Larwood, City of Prospect

The Prospect Lifestyle Precinct Masterplan sets a clear and confident direction for growth. The integrated preliminary design connects residential, retail, community, and sporting facilities to create a unique lifestyle destination that supports health, wellbeing, and economic vitality. The transformation will incorporate Prospect Oval/Payinthi yarta, surrounding community land, and Council-owned commercial land along Main North Road.

Together, these spaces will deliver an elevated health, wellness, fitness, and sporting precinct - a destination that supports local participation while attracting visitors from across metropolitan Adelaide.

A key component of this transformation is establishing a commercial partnership to facilitate an arrangement which results in a new and enhanced precinct including new community facilities, more green space and new clubrooms.

“By seeking the right development partner, we’re ensuring this revitalisation delivers lasting benefits for our community, while protecting what makes Prospect special.” – Mayor Matt Larwood, City of Prospect

From Friday 27 February, City of Prospect will open Expression of Interest (EOI) to forward-thinking development partners to help bring this vision to life. Council is seeking to establish a joint venture with an organisation that shares its community values, commitment to quality, and long-term outlook.

Importantly, the Expression of Interest (EOI) applies to part of the land surrounding the oval only, the playing surface itself will remain protected. We aim to deliver a landmark destination that balances heritage with innovation and lasting community benefit.

The Prospect Lifestyle Precinct represents a bold step forward, shaped by community and designed for a vibrant future.

Expression of interest (EOI) opens 12pm, Friday 27 February and closes 2pm, Friday 20 March 2026. The tender listing is available via Tenders SA at Prospect Lifestyle Precinct - Development Partnership.
